Pool inspections, Northern Beaches: tradesperson adjusting a spigot clamp on a frameless glass pool fence

Pool inspections & certificates on the Northern Beaches

Selling in Dee Why, leasing in Manly or fixing a failed fence in Avalon? Send an enquiry for an inspection, a certificate or a fence or gate repair.

  • Only a council or NSW registered certifier can certify a pool
  • Fence work over $5,000 needs a licensed contractor
  • Northern Beaches Council covered

The Northern Beaches has one council, so there's one set of council fees to compare against. Northern Beaches Council charges a single application fee that covers the first inspection and one re-inspection, and refunds part of it if the pool passes first time.

Frameless glass is common on the Beaches, especially on newer and renovated homes. Glass itself rarely fails, but the gaps under panels, loose spigots and the self-closing hinge on a glass gate often do. Salt air can corrode hinges and latches, so check the gate closes and latches from every open position before booking.

What the council charges

Council inspection fees are set under the Swimming Pools Regulation 2018, so a council is usually the cheapest way to get a certificate. Private certifiers charge more and set their own booking times. These are the figures each council publishes, with the date of the page they come from.

Fee: An application fee of $250 covers the inspection and one re-inspection. If no re-inspection is needed, $100 is refunded. Each further inspection is $100. A new CPR chart from council costs $23.

The council's inspection program, adopted in November 2016, inspects pools at tourist and visitor accommodation and premises with more than 2 dwellings at least once every 3 years. It also checks the Register for pools without a valid certificate when resources allow.

Compare these with the prices private certifiers publish in the pool inspection cost guide.

Waterfront and small-lot properties

The council's 2026/2027 application form asks whether the property is waterfront, larger than 2 hectares or smaller than 320 square metres. NSW law treats some older pools on these properties differently, so say which applies when you send your request.

If the pool was built a while ago and has never been inspected, the certifier works out which version of the Australian Standard applies from when it was built. Ask them before assuming an older arrangement still passes.

Common questions

How much does Northern Beaches Council charge for a pool inspection?

Its 2026/2027 form lists a $250 application fee that covers the inspection and one re-inspection, with $100 refunded if no re-inspection is needed. Each further inspection is $100.

Can I use a private certifier instead of the council?

Yes. Any certifier registered to inspect swimming pools can inspect a Northern Beaches pool and issue the certificate. Private certifiers often have earlier appointments, but their prices are higher than the council's.

My glass gate won't latch. Is that a fail?

Yes. A pool gate must close and latch by itself from any open position. On glass gates the usual cause is a worn or poorly adjusted self-closing hinge. See pool gate repairs.
